Let’s prepare for closing… We will help you by providing you with the necessary documentation to ensure a smooth closing process. To begin with, we need proof of 10% of the earnest money deposit along with a signed offer from all parties involved, which we will keep for your records.

For the closing process in Mexico, where buyers are free to choose their Notary (attorneys who are federally appointed), we will inform you of the appointed Notary. We have established working relationships with several Notaries and will promptly initiate the necessary procedures by providing them with all the required documentation related to your property. We will also work with the Notary to determine if you are exempt from capital gains tax (ISR) or if any taxes are required to be paid. In the latter case, we will work diligently with the Notary to secure the most favorable tax rate in accordance with Mexican law.

We take care of calculating the severance pay for your maid or gardener, making sure that the amount is accurately determined based on Mexican labor laws. We will guide you through the process and make sure that the severance payment is duly signed by your maid or gardener. Additionally, we will ask the new buyers if they wish to retain the services of their staff once they become the new owners of the property.

To provide you with a clear understanding of the financial aspects, we generate closing statements that describe the exact amount you will receive for your property on the day of closing.

To transfer the responsibility of the utility bills from your name to the new buyer, we prepare the necessary documents for you to sign for the CFE electricity bills, TELMEX telephone bills and SIMAPA water bills. This ensures that utility bills will no longer be associated with your name once you are no longer the owner of the home.

If your property is part of a homeowners association (HOA), we will contact the board on your behalf to obtain a letter confirming the absence of outstanding debts. This letter is a crucial requirement for the closing process.

Only after both parties have carefully reviewed and signed the deed, do we proceed with the payment for your property, which will be deposited into the account specified by you, the seller.
